Today’s technology enables a direct, simpler, and bulletproof approach to appraisal.

Students are exposed to data selection and three econometric adjustment methods, using different software tools:  1) spreadsheet; 2) RStudio UI; and, 3) AI prompts.

This course stands alone, and also provides orientation to the Appraisal Science with Intelligence course, and other offerings from Valuemetrics.info. 

Commercial and residential appraisals, within the three approaches -- rely on the market analysis, and reporting/presentation of market conditions.

Appraisal Science with Intelligence (4 hours CE in many states)           

Appraisal ‘art’ and judgment build on good AI prompts.  This requires human intelligence working with artificial intelligence.

This class relates AI and data science to the four aspects of appraisal:  Scope, Data selection, prediction (adjustments), and delivery.

New UAD 3.6 reporting enables and imposes new appraisal process.  Software purveyors emphasize compliance with GSE requirements.  This class outlines the new analysis schemes which make your work easier, faster,  and ROV-proof.

This class solves two ‘determinable’ adjustments:  time, and location.  Apply the three simple and basic adjustment methods:  contrast, associate, or sequence, using graphs and stats.  Stop the “adjustment” hype through your critical thinking skill.      

Data science controls AI prompts.  AI does not work with “Pick comps make adjustments”.

This class claims the “asset analyst” future for forward-looking appraisers.
